SHORT SALE

LOTS of patience required

You have fallen in love with your dream house.

It has the rooms, the yard size you want, the sparkling pool. You can imagine who’s room is going to be who’s.  You’ve got your man cave all staked out.

IT IS PEFECTION.

YOU want it bad.

Then you find out.

Shudder.

It’s a short sale.

The shudder is coming from me, your real estate agent.  I know what this is going to do to you.

YOU on the other hand, Shiver.

You shiver with delight because you are so in love with this house.  You’re about ready to sacrifice whatever to get it.

And if you’ve ever tried to talk common sense to someone who is in love.

You know, it’s futile.

If you explain that this new object of their affection will cause them pain, well it seems they just want it more.  Like the forbidden fruit.

Make no mistake, the emotions involved when trying to buy a short sale don’t differ much from unrequited love.

At least when you get dumped by a person, you know where you’re going to live.

Oh yes, you’ll feel lost and cheated  that you’ve spent all your time and energy waiting for this house.

You can’t move forward but your lease is coming due on the place you rented for three months while waiting for this to come through.

You thought for sure it couldn’t take that long even though you were warned….by me….several times.

You’re just locked in limbo.

And then there’s the feeling of being ignored.  Week after week of no answer, no acknowledgement you even exist.

“Did they not feel your love too?”

But that’s not all.

Take that short sale mixture of mucky feelings and add time, mix in frustration, fold in anxiety and a huge dash or irritability…

Are we all ready to pick heartbreak yet people?

 

 

Short Sales What to Expect

No matter how much I explain how frustrating short sales are, the love and desire for the new house seems to outweigh all of that.

At first…..

Then the third or fourth month rolls around and that love seems to slip.

The time it takes for a short sale will slowly diminish the beauty of the home  just like the lack of personality will whittle away the good looks of the hottest girl in high school.

And just like I warned them, they get pissed off.

Really, really pissed off.

“I’m not mad at you Diane, I’m mad at the banks.”

And no, they don’t get upset with me, but they do start yelling through me like the bank’s asset manager is standing behind me.

I take it all in.

I calmly answer and explain over and over and over again the process, the uncertainties, the frustration.

Sometimes all the warning and the talking in the world just doesn’t do any good.

Like a parent, sometimes you have to let your friends and clients that are so blinded by love, go down the path you know they shouldn’t, just so they can learn for themselves.

You’re there for support, comfort, encouragement.

And you refrain.

You refrain like I refrain.

From yelling out.

“I TOLD YOU SO!!!!!!”

AUGUST 2011 MONTLY MARKET REPORT FOR SCOTTSDALE AND PHOENIX METRO AREA

Sellers:
The month of August saw a slight increase of 2.3% in the number of closed sales over
the prior month. Last month 7,725 homes closed. Although not as high as the months
of March through June, we are still seeing a great deal of selling activity as buyers
continue to believe that the current market is providing great values and opportunities
for home ownership. Sellers should continue to monitor this trend to determine what
impact this decrease has on market activity, time on market, and pricing.

Buyers:
Buyers are encouraged to pay close attention to this number. This statistic reveals that
buyers ARE buying and closing on homes. They realize that the current market
continues to provide great affordability options, and they want to make sure they take
advantage of today’s real estate market. Buyers MUST carefully work with their real
estate professional to understand the market AND to understand how they can compete
with the market demand and other buyers who may be in a financial position that is
more appealing to the seller.

BANK OWNED AND SHORT SALES FOR SCOTTSDALE/PHOENIX METRO AREA

Distressed Sales Analysis:
A bank owned/foreclosure home is one that the seller no longer
owns – it has been taken over by the lender(s) who had a note on
the home. Short sales are homes where the seller is negotiating
with the bank to “forgive” a portion of the debt in order to avoid
foreclosure.
August statistics saw bank owned/foreclose sales DECREASE by
just under 2%, short sales INCREASE by 1%, and traditional sales
increase by just under 1% over the month of July. Sellers and
buyers need to monitor this trend to see how the market

Sellers:
The month of August saw sellers receiving the same 96.6% of the price at which the
home was listed as they did in the month of July AND June. Continue to watch this
trend, as it will continue to impact how homes should be priced in the current market
in order to appeal to the buyers.
Buyers:
Buyers need to pay attention. This number means that once again, buyers have a little less
buying power than they did in the prior 3 months. Although the average is less than 100%,
on lower priced/highly desirable properties buyers may still have to pay above list price.
Since a home must appraise in order to obtain a loan, underwriters are still looking very
closely at prices and making sure that homes are selling at or below market value. Make
sure your real estate professional helps you understand the competitiveness of the list price
of the home you are wanting to purchase. You also need to be aware of the interest and
sales activity in the area where you are wanting to buy and how the offer you are making
competes with the market AND with trends relative to the price where homes are selling in
the areas you have an interest.

My favorite complex in Old Town

I feel like I’ve been inside every Scottsdale  condo, townhome and patio home under $100,000.  My favorite community for the money is Sunscape Villas.

I absolutely love it here.

Not only is the complex right on the Continental golf course and right along the Scottsdale Greenbelt, but its close proximity to Old Town Scottsdale can’t be beat.

Most units have  granite countertops and upgraded cabinets along with a washer/dryer.  There are also community laundry facilites.

This community is enjoyed by year round residents as well as those that have second homes here.

It has really nice amenities.

It’s close to everything.  In 2006, two bedrooms and lofts were selling for $240,000 and up.

In 2011 they’ve been selling from $68,000 to $95,000.  One bedrooms for $50,000.

One bedroom – It’s a one bedroom, one bath.  All are on ground floor with huge patios.

Loft – One bedroom, one bathroom and loft.  This is actually one of the most popular floor plans and  a loft.

Two bedroom – two bedroom, two bath.
