QuickPass is history!  DC Ranch has made an official switch from QuickPass to ABDI.  The ABDI system now grants full access to all manned and unmanned gates along with The Homestead Community Center and Desert Camp Community Center’s restrooms and fitness room.   Sometimes learning a new system can be stressful and difficult.  The Ranch Association is here for the rescue.  They have agreed to hold an online webinar on Tuesday, March 19th to fully explain the new system.

In order to be part of the tutorial, you must register for the online ABDI instruction.  You are asked to contact Chuck Eberle at chuck@abdi.net.

For questions about the new software system, contact Sandee Breiling at sandee.breiling@dcranchinc.com.  If you and your family have any questions or concerns regarding ego tags or gate access, you can reach Westgate at 480-473-7362.

If you or a family member living in DC Ranch are looking for a way to help out your neighborhood, now is your chance.  The Ranch Association is on the hunt for two residents to join the Modification Committee.  This sub-committee is responsible for “reviewing and approving architecture and landscape modification requests to homes in the villages of Country Club, Desert Camp and Desert Parks.”

For those DC Ranch residents who are interested in becoming involved by serving on this committee should contact Community Liaison Rachelle Pierce at 480-419-5308.

On Friday, March 8th, candidates who are vying for a Board of Directors nomination must turn in their statements.  If you are a resident of the DC Ranch Community, this is your last chance to throw your hat in the ring.  The Ranch Association is officially requesting nominations of applicants for Board of Director nominations.  The deadline for candidate statements applications in on Friday, March 8.   The nominations must be received by 5 p-m at The Ranch Offices on Market Street.  For nomination forms, contact Community Liaison Rachelle Pierce at 480-419-5308.

Cactus League 2013

“If you build it, he will come.”  Over the past several years, North Scottsdale has experienced a major population growth.  Part of the reason for the burgeoning citizenry is due to Arizona’s beautiful weather.   With that sunshine and blue, clear skies, comes the smell of cracker jax and spring training games.

Cactus League Spring Training has finally arrived and the hunt to knock off the 2012 World Champions are ready to begin as they train in Old Town Scottsdale.  Baseball players have converged on the Valley of the Sun and you’re invited to come enjoy the games.  How can you pass up this weather and hearing the crack of a bat?  While the hundreds-of-thousands of people living on the East coast brace for yet another snow storm and unbelievably freezing temps, Scottsdale is basking in the glow of pure sunshine and a perfect 78 degree high.  Strangely enough, you can see snow peppering the peaks of the McDowell Mountains from your seat in near the dugout.

Teams have come from as far as Ohio, which include Cleveland and Cincinnati, Illinois and Colorado.  Those teams are training in Good Year.  The San Francisco Giants are also here training in hopes of a repeat, and a third title in four years.  Our own embattled team, the Arizona Diamondbacks, will endeavor to relive the 2001 winning season.  The D-backs are fielding at Salt River Fields at Talking Stick with their arch rival, the Colorado Rockies.  Don’t miss the opportunity to check out the Chicago Cubs this year as it’s going to be the team’s final year at Hohokam Park in Mesa.  A new Wrigleyville West awaits for them in 2014, and will remain in Mesa.

The San Diego Padres take on the Seattle Mariner at Peoria Sports Complex and the Kansas City Royals hit it out of the park in Surprise.

 

DC Ranch Sales for 2012 – Year in Review

It was quite a year for sales in DC Ranch in North Scottsdale Arizona.

For my clients that love crunching numbers, here are some solid figures about sales in DC Ranch for 2012.

Checking the Arizona Regional Multiple Listing Service, there were 169 sales, out of those there were 117 single family home sales.

The average price per sold square foot is $241.15.

Least expensive sale was $175,000

Most expensive sale in DC Ranch, excluding Silverleaf, was $4890,000.

Lowest price per square foot was $134.82.

Most expensive was $582.16

Other details about sales in 2012 for DC Ranch…

26 homes were short sales

18 homes purchases were foreclosures.

The rest were traditional sales and we’re hoping for more traditional sales in 2013 and another robust buying season.

Home Sales in DC Ranch, Silverleaf & Grayhawk for 2013

Its been quite a year for real estate in the DC Ranch, Silverleaf and Grayhawk communities.  It has been a pleasure meeting our new clients and very satisfying to know they’re spending the holidays and celebrating the festivities in their new homes.

Grayhawk experienced 285 property transaction up to 12/21/12.  That’s 285 homes, condos, townhouses or patio homes sold in Grayhawk or 285 new neighbors, depending on which way you look at it.  There were lots of people buying homes for sale in all of the communities.

In DC Ranch there were 145 homes bought and sold up until 12/21/12.  That’s according to the Arizona Regional Multiple Listing service and a quick search of it.

Silverleaf shows 38 homes for sale were bought up by new neighbors to the area up to 12/21/12.

It was a great year fueled by fabulously low interest rates and fantastic sales prices in every community in Scottsdale, Arizona and every city in the Phoenix metro area.

We welcome all the new residents to these communities and welcome them to use this site to find out about events in the community as well as all the amenities that are offered.

DC Ranch & Silverleaf Apocolypse Worthy Homes

Wouldn’t you want to spend the end of the world in a stupidly expensive luxurious home in Silverleaf in DC Ranch in North Scottsdale, Arizona over looking the Valley?  I mean really, what a way to go.

I got this idea from the Huffington Post.  They had an article on Apocolypse worthy homes.  Meaning….if the apocalypse prophecies were to come true about 12-21-12……they suggested ending it all in a luxury home in the Washington, DC area.  Not to worry about that hefty mortgage as remember…the world is ending.

So I thought, let’s look at apocalypse worthy homes in DC Ranch and Silverleaf.   For those unfamiliar with DC Ranch and Silverleaf, they are communities in North Scottsdale Arizona.  Silverleaf is an exclusive guard gated community that offers and impressive array of custom luxury homes.

I looked up the most expensive for sale which comes in at the screaming deal of $25,500,000.  Wouldn’t you like to see the pictures?  That’s the whole purpose of this article…but no.  Only two pictures on the MLS and they aren’t even of the house. Booo!

Here’s the description….which makes me want to see the pictures more!!!!

Not even Ebenezer Scrooge or the Grinch could turn down the many holiday events DC Ranch is hosting this year.  We have the “Jingle and Mingle,” “Holiday Lights Contest,” and now “Holly Daze!”  DC Ranch Crossing is inviting you and your family to the inaugural “Holly Daze” open house on Saturday, December 8th.

The merchants are joining in on this holiday promotion by providing drinks and appetizer specials at Lush Burger.  Come join the fun with jolly surprises, including a drawing for nearly $1,000 in prizes from DC Ranch Merchants.   There will be wine and cheese tasting, cookie decorating and cocoa at AJ’s Fine Foods, along with a balloon artist to treat the kids.  Professional musicians will also be on hand to liven up the open house with holiday music.

The open house is December 8th, 4 p.m-7 p.m.
