Here’s the biggest piece of advice I can give when trying to sell your DC Ranch or Grayhawk home……..LEAVE!

Leave the house when people come to view it.

Oh I know, you want to personally tell them how you’ve upgraded the flooring or you’ve installed this fantastic surround sound and you’re just not sure your Realtor will emphasize it enough.

(((or explain how much money you’ve shelled out to pay for the system and installation)))

Or maybe your just sick and tired of disrupting the family for another viewing when you’re in the middle of dinner or a family activity or the kids doing home work.

Don’t.

Just don’t.

By you being there, makes potential buyers feel very uncomfortable.

Nothing against you or your personality because I’m sure your a very nice person and a pleasure to be around.

That has nothing to do with it.

Doesn’t matter if Mother Theresa was the owner standing in the house while people view it.

She’d make them feel uncomfortable too.

They feel like they’re intruding on your space.

They feel like they’re bothering you.

So instead of really looking at your beautiful new tub in the master bath or asking questions about the surround sound….

They just want to get the heck out of there and leave you alone instead of feeling like they are invading your privacy.

Believe me, I know it’s tough to keep leaving every time someone wants to see it. It disrupts your and your family’s routine.

It will be worth it.

Maybe ask your agent if viewings can be scheduled closer together so you and the family can go see a movie or leave the house for a longer period of time.

Make it work.

The sacrifice is small compared to that big reward of selling your home.

DC Ranch, Grayhawk and any other community in the Phoenix metro area are part of the strongest real estate market in the country.

The city of Phoenix has been predicted to be the top performing real estate market with a 5% appreciation rate.

Veros Real Estate Solutions, an industry leader in risk management, has released its most recent quarterly report showing signs of accelerated recovery in some housing markets while other markets continue to struggle with slight recovery.

Veros says the forecast displays “fewer significant drags across an increasing number of markets, many of which are beginning to emerge with initial signs of appreciation for the first time since the market’s decline”.

2. Bismark, ND +4.3%

Make sure you experience it!

It’s become one of the most popular events in Scottsdale.

Six days of food, drinks , music and fun begins on Tuesday, April 17th, 2012. If you haven’t been before, make sure you do.

It includes the Southwest Festival of Beers and a constant stream of live music.

There’s a lot of activity in DC Ranch, Grayhawk and other Scottsdale communities

Inventory levels keep dropping as people realize that the bottom is near if not already passed.

Here’s a look at the movement in Scottsdale this week including Grayhawk and DC Ranch.

We’ve seen an 18% increase in prices from March of 2011 to March of 2012. Prices are increasing as inventory levels drop in all communities in Scottsdale. Under 500k we’re seeing multiple offers and offers coming in at list price or over.
